THAt’s My Day – Property Manager Andrea Helms

Hi! I’m Andrea and I am a property manager at the Tulsa Housing Authority (THA). I manage two properties – Apache Manor and Sandy Park Apartments. I have worked in the multi-family housing industry for over 16 years.

I am a mother to a beautiful 9-year-old daughter. Outside of work, I like to spend my time volunteering for several organizations in the Tulsa area, exploring non-chain restaurants around Tulsa, traveling and watching my daughter tumble/cheer. I currently serve as a sixth-year ambassador with the Tulsa Apartment Association.

I came to THA over six months ago to help develop and improve the low-income housing tax credit (LIHTC) properties. When I heard that THA was converting their existing properties through the Rental Assistance Demonstration (RAD) process, which includes LIHTC, I knew that it was my calling to be at THA. LIHTC is a program that specializes in helping low-income families find a safe and enjoyable place to live, which is what I strive to do in my everyday life. From the day I became an adult I knew that I was put here to make a difference and since I turned 18 I have been helping families find the perfect apartment home.

Here’s what a day in my life as a property manager at THA might look like:

7:30 a.m. – Arrive at the office and check emails

8:30 a.m. – Morning meeting with staff to discuss what has happened the day before; follow up on any open items at the properties from the day prior 

9:30 a.m. – Go through resident files on my desk for auditing and/or signatures, or any pending items needing my approval on my desk

11:00 a.m. – Manage property billing

12:00 p.m. – Lunch!

1:00 p.m. – Respond to emails

1:30 p.m. – Walk the property, conduct housekeeping inspections, meet and follow up with any contractors on-site, put “eyes on the issue” so I know how to explain if needed

3:00 p.m. – Work on any needed resident notices; return resident phone calls (typical calls in the last few months have been about the RAD conversion process and what is expected)

4:00 p.m. – End of the day at the properties
